Greetings from the Providence Hills Community Association!

Providence Hills Community Association (PHCA) Mission

Our mission is to create and support a family-friendly community for all residents, and to continuously work to improve and maintain the houses and neighborhood to ensure that Providence Hills is always a desirable place to live.

Board of Directors

The board is comprised of the following Directors:

Board members are elected to alternating two-year terms. In 2025, the positions currently held by Taryn Burns, Jose Diaz, and Andrew McDermott will be up for election. Save the date! The 2025 elections will take place on Sunday, January 26, 2025 at 1 pm.

The Board of Directors meets monthly. We invite and encourage you to come to the meetings to find out what is going on with the neighborhood and bring up any ideas or comments you have. Meetings occur on the 4th Monday of the month at 7 pm at the Clubhouse. Meeting minutes are made available on our website at http://www.providencehills.org/board-community-meeting-minutes/ following each meeting.

Committees

Our committees are what make Providence Hills be a memorable place to live – they are the events, the information sharing, the decorating, and the traditions you have come to know and love.

We are currently comprised of the following committees:

Adult Social Committee

Hosts and coordinates Adult-only social events.

Architectural Review Committee
Chair: Bob Armet, TheArmets@aol.com
This committee reviews and approves proposed changes to homes and yards in the neighborhood, as specified in the Providence Hills Community Association covenant and by-laws. Homeowners planning major construction or renovation to homes and yards should be sure to check to see what kind of approval is necessary before beginning any work.

Book / Dinner Club

These ladies meet on the second Tuesday of the month. The hostess picks the book and has the option of hosting at our clubhouse or own house.

Children’s Social Committee

Parties for children are hosted at various times during the year. Activities include a Halloween event, a holiday party, and a springtime/Easter egg hunt.

Community Social Committee

This committee organizes and hosts several family functions throughout the calendar year. Activities include catered pool opening & pool closing parties and family Happy Hours with entertainment and pizza for all ages once a month in the summer.

Holiday Decorations Committee
Chair: Liz Thomas, LizzysLogos@gmail.com  The Holiday Decorations Committee is responsible for the decorations you see around the community entrances and the exterior of the Clubhouse over the different holidays.

Neighborhood Message Boards

Notice the upcoming events when you leave the neighborhood or drive by the Clubhouse? This committee ensures the message boards are up to date with the latest need-to-know information.

Neighborhood Watch
Chair: TBD – contact ProvidenceHills@gmail.com if you are interestedThe Neighborhood Watch works with county law enforcement officials (both Charlotte Mecklenburg Police and the Union County Sheriff’s Office) to keep the community safe. Neighbors are encouraged to call local law enforcement to report suspicious people or activities.

Pool Committee
Chair: Jessie Alkemeyer, Jessica.Aklemeyer@gmail.com The community pool committee helps to oversee the operation of the pool during the summer months. Along with the pool management company and lifeguard staff, this committee makes sure the pool area is safe, clean & fun.

Social Media

The Social Media Committee manages our neighborhood Facebook and Instagram accounts and helps to capture the lens of the neighborhood for all to see.

Welcome Committee
Chair: Liz Thomas, LizzysLogos@gmail.com  This committee welcomes our new residents with goodies and information on local attractions.

We need you! We are looking for volunteers at all levels who want to help make Providence Hills be a desired place to live – including single event volunteers, committee members, and committee chairs. Reach out to committee chairs for more information and to get involved.

Amenities

Basketball

Both the upper and lower parking lots have basketball hoops available for homeowner use. The parking lot lights operate on a timer and do not require being turned on or off.

Children’s Playground

The children’s playground equipment is located at our lower parking lot (2663 Providence Hills Drive) and is available to all homeowners and their guests. Please be considerate of your neighbors, keep your noise levels down in the evenings, and clean up all food and water containers.

Clubhouse

Located at 2663 Providence Hills Drive, our neighborhood maintains a clubhouse for neighborhood events and private homeowner use by reservation. The 1,506 square foot space contains an entertainment system, lounge and dining furniture, cooking appliances, utensils, and supplies.

To check availability or to make a reservation, please contact Bumgardner Association Management at (704) 829-7878 or HOA@BumgardnerAM.com. Private homeowner use by reservation is available at a cost of $50 per event, paid to Bumgardner Association Management at the time of reservation.

Clubhouse instructions and the supplies/equipment list can be found on our website at https://providencehills.org/amenities/clubhouse/. For emergency services, please note the clubhouse is in Indian Trail / Union County.

Pool

Coming in at 2,850 square feet and 270 square feet, our neighborhood pool and wading pool are highlights of Providence Hills!

Our pools are open for the season from Memorial Day through the weekend following Labor Day. The pools are maintained by and have lifeguard staffing provided by Carolina Pool Management. Hours are limited while school is in session.

Pool passes are required for entry; registration forms will be mailed in the spring and will be available on our website. Each household is allowed to bring up to five guests to the pool at a time; six or more guests requires an event reservation through Carolina Pool Management by submitting the Scheduling a Pool Party form at least 14 days prior to the event, before August 1, to ensure lifeguard ratio compliance. Exclusive rental of the pool is not permitted.

Tennis & Pickleball Courts

Our community maintains two full size tennis / pickelball courts at the lower parking lot (2663 Providence Hills Drive). These courts are exclusively available for Providence Hills homeowner use.

The courts are lit and available for use until 10 pm daily; please remember to turn off the lights before you leave. In addition, please be considerate of your neighbors, keep your noise levels down in the evenings, and clean up all food and water containers.

Management Company

Our community has contracted Bumgardner Association Management (BAM) to provide day-to-day management services. Among the services they provide, BAM:

  • Sends out the official mailings you receive annual meeting/elections, dues, pool season, etc.
  • Collects member fees, issuing notices, tracking down payments, and charging late fees.
  • Manages our budget, bookkeeping, and prepares financial reports.
  • Arranges for things like snow removal, garbage collection, lawn mowing, etc.
  • Offers guidance to the board on financial, insurance-related, and legal matters.
  • Enforces rules and regulations established by the board.
  • Oversees clubhouse calendar and supply levels.

Annual Assessment / Dues

An assessment is levied annually in support of the Providence Hills Community Association budget. The Board of Directors will cause the budget and deliver the assessment at least thirty days before the end of the current fiscal year. Dues notices are distributed by Bumgardner Association Management following budget approval, letting homeowners know of the dues amount and payment methods for the following year.

For 2024, annual household dues remained constant at $588. Payment was due in January, but a payment plan consisting of 50% payment in January and 50% payment in March was also offered. Payment options included check, Bill Pay through your bank, Venmo or online through www.paylease.com.

Covenants and Guidelines

Visit our website at, http://www.providencehills.org/covenants-and-guidelines/, to find all of our documents. Here is a list of the documents and their purpose:

  • Declaration of Protective Covenants, Conditions & Restrictions: Our CC&Rs and Bylaws…the governing documents of Providence Hills.
  • Design Guidelines: Our neighborhood’s guidelines for exterior design features, ranging from patios to treehouses to private pools to decks and more.
  • Exterior Color Guidelines: The approved colors for home exteriors, shutters, and doors.
  • Request for Modification Review: The form that needs to be filled out and submitted through the Architectural Review Committee when you want to perform any exteriorly visible work to your property.
