Strategic Planning For Our Community

Providence Hills faces real choices ahead — aging infrastructure, a community that’s grown since our covenants were written, and an assessment that hasn’t changed since 2013. This page is where we’ll keep residents informed as the Board works through long-term planning.

Where We Stand

The Board maintains an ongoing capital asset tracker covering major community infrastructure — the clubhouse, pool, tennis/pickleball courts, and parking areas — along with an enhancement project backlog for improvements under consideration. Some planned replacements are already past their original target dates; others are years out. None of this backlog currently has a dedicated funding source beyond the annual budget.

The Financial Picture

Annual dues have not increased since 2013, while maintenance, labor, and vendor costs have risen substantially over the same period. The Board is working through what that means for long-term maintenance and any future capital projects, and will bring any significant funding decisions — including anything requiring a dues increase above the standard cap or a special assessment — to homeowners as required by our governing documents.
